About the Program:

Several of our Providers have asked us to find opportunities in small apartments throughout our network.  They are looking to make loans in the $1 Million to $5 Million range. What is extraordinary about these loans is that they are priced only 2.5 to 3.5 percentage points over a 10 year treasury, yet can be termed and amortized over 30 years. They also offer one of the highest loan to values on the market today for qualified properties, with some of these loans, at the lower LTVs, being non-recourse to the principals of the borrower.

The value of refinancing with this program is especially beneficial to those properties which were financed between 2002 to 2009. The benefit comes from the substantial difference in interest rates then and now. Even if the properties loan is not set to mature this year it makes really good sense to obtain one of today's extraordinary low rates and fix it in place for 30 years.

It has been the experience of the Equity Companies over the past three decades that low rates always preceed a time of substancial inflation, followed by a period of substancial rate increases. We believe that 2011 is the dawn of one of these cycles. Seizing a once in a decade opportunity is always about timing and today, the small apartment complexes are favored. It will not always be so.

  • Rates: 2.5 to 3.5 above 10 year treasury.
  • Amortized up to 30 years.
  • Loans are assumable.

  • Minimum Occupancy rate: 90%
